What the Seller Says!
Livingston has some of the best schools in the country and it’s extremely safe: 3% crime rate (when 100% is country average). We love the location – in the center between Short Hills Mall shopping (7 min away), and Route 10 (5 min drive) shopping, Summit center, Millburn center and Livingston center. Many of these offer great restaurants. The West Orange recreational area is very close (5 min away) and provides great outdoors and activities, including a small but perfect for children zoo.
There are a lot of family activities in Livingston: Every summer there is a visiting Circus (in the Livingston Circle), and Amusement park (1 week a year) which is about a 5 min walk from the house. Livingston has a terrific 4th of July event (fireworks and fair), multiple community pools open during summer (requires membership available to Livingston Residents). Livingston has a top of the line library that is open to public.
When we bought the property we were drawn to the fact that it was very safe for children, has a great school potential (highest college attendance rate in the country), the bus to NYC which is a 1 minute walk (perfect for commuters). It takes about 45 minutes to NYC Port Authority using the bus. We also loved that it has a large yard with a spacious side yard, perfect for kids soccer games.
We were also drawn to the low noise from the street with very low traffic (not a dead-end, but not a pass-thru street), which makes it safer for smaller children, biking, etc. The house is far enough away to be quiet but also has easy access to Route 280 and Rout 24 (and 78) 30 minutes to NYC, 25 minutes to Newark Airport, and Saint Barnabas Hospital is 5 minutes away by car. There are 2 train stations about 10 minutes away drive each (Millburn, Chatham) with parking available.
A few other things I can mention are that our supermarket is a 7 minute walk from the house, the school busses pickup kids even within 2 mile radius (for a small yearly fee, I think $150 or so). People in Livingston are diverse, very focused on family, and the police is very friendly but strict on teenagers. Some of our hobbies are going kids sporting events, such as baseball for earlier ages, then soccer, and American Football for High school.
Our utility costs are about $450-$500 per month including water, sewage, gas, electricity. Never goes about $600 in very hot and very cold months. 3 separate zones for air conditioning/heating.
